Rental Arbitrage

I was a successful real estate agent in Utah before moving to Tennessee and jumping into the short term rental industry in the wake of the pandemic.

I started by taking Sean Rakitich's Million Dollar Rental Course and Tatianna Taylor-Tait's Thanks for Booking Course.

I then jumped into STRs using the subleasing or "rental arbitrage" method. I designed and furnished a gorgeous one bedroom apartment, but never rented it due to technicalitiies and miscommunications with the management company. I learned some valuable lessons! I also learned that with pinterest I could do some nice interior design.

Zen House

With limited resources, I formed a partnership to create the Baby Yoda House in Murfreesboro, just outside Nashville.

I wanted to provide something unique that would help fill the calendar and increase daily rates, as well as thrill guests! Everyone loves Baby Yoda! The home attracted manly work crews and families with kids.

I then created the Zen house in Salt Lake City, and manged from afar for 2 years.

I then went to work for StayInMusicCity.com, also known as McSwain Management, in May 2021. There I got very involved in Nashville vacation rentals, tourism, real estate sales, and every aspect of property management.

I love learning, so I organized a one-day STR conference with over 20 expert speakers, in partnership with the Utah Real Estate Investors Association. Speakers included the founder of Loma Homes and Intellihost, Jeff Brown, among other many.

I attended the STR Wealth Conference and joined HIVE Realty as an STR-Only Realtor. I was fortunate to attend the industry's most prestigous conference, the Vacation Rental Management Association 3-day Conference.
